Development Plat: An improvement survey for a property depicting existing improvements, proposed construction and proposed right-of-way reservations. (Usually required when a formal subdivision plat is not required by a City.)
Boundary Survey: A survey which locates and sets (if necessary) the property corners defining the boundary of the property and typically shows only those improvements within five feet on either side of the property lines. (Usually ordered when the location of the boundary lines need to be marked on the ground for future construction or to show neighbors or prospective buyers where the limits of the property are.)
Easement Survey: A survey to locate, on the ground, the limits of an existing or proposed easement across a property for utilities, ingress/egress, etc.
Elevation Certificate: A survey which completes an Elevation Certificate Form by FEMA which is used when Flood Insurance is purchased and demonstrates the vertical relationship between the buildings and the base flood elevation (if defined).
Final Grade Survey: A survey which combines an Improvement Survey with elevations demonstrating the drainage around new construction. (Usually ordered after completion of new construction to obtain a Certificate of Occupancy if specifically required by the governing City or County.)
Pipeline Survey: A survey which locates, on the ground, the centerline of a proposed pipeline right-of-way across an individuals property depicting relavant topographic features crossed and providing stakes usually every two hundred feet. Used in connection with the purchase of the easement for the pipeline.
Subdivision Plat: A survey which subdivides a property in to two or more parcels and creates easements and right-of-ways (if necessary) as required by the governing subdivision ordinance and results in a formal plat being filed in the County Clerk's Office after approval by the governing entites. (Typically a 30 to 90 day process.)
Title Survey: A survey which locates all visible improvements on the property in addition to a boundary survey and locates all easements of record (as determined by a title commitment). Includes a flood certification noting if the property lies within a flood hazard area as defined by FEMA. (Usually ordered in connection with a loan, refinance, foreclosure or sale in which a title insurance policy if purchased.) Also known as an Improvement Survey.
Topographic Survey: A survey which incorporates an improvement survey with elevations and contours. (Usually ordered for design purposes in connection with an engineering drainage study or earthwork volume calculations.)
